What a Cold Joint Actually Is
In masonry, a cold joint is the seam where new work meets existing work that has already cured. The mortar in the new section never bonds into a continuous wall with the old — it butts up against it.
On an addition, that seam runs the full height of the junction, and it is the natural weak line in the whole elevation. It is where the wall will relieve any stress it experiences, because it is the path of least resistance.
That is not a construction defect. It is unavoidable. What matters is whether the joint was designed to move or expected to hold still.
The Four Things Pulling on That Seam
1. Differential settlement
The big one. Two footings, different ages, different soil, different loads. The original structure has finished settling; the addition has not. In Chicagoland's heavy clay soils — which swell and shrink with moisture — that difference keeps working seasonally for years.
If you have a garage or family-room addition on a shallower footing than the house, this is almost certainly your primary driver.
2. Thermal movement

3. Irreversible brick expansion
Something most homeowners have never heard of. Fired clay brick leaves the kiln bone dry and immediately begins reabsorbing atmospheric moisture — and as it does, it expands permanently and never contracts back. Most of that movement happens early in a brick's life.
Which means a twenty-year-old addition attached to a century-old house has, in a real sense, been growing against a wall that finished growing long ago.
4. Water
Junctions concentrate water. The addition's roof meets the original wall, a valley may discharge nearby, and gutters and downspouts often terminate at exactly this corner. That water gets into the open joint, freezes, and levers it wider — dozens of times a Chicagoland winter.
Reading the Joint
Not every junction crack means the same thing, and the shape tells you a lot.

Risks of Waiting
An open junction is a direct path into the wall at the point where two roofs, two walls and often a gutter all converge. Water entering there reaches sheathing and framing on both sides, gets to any wall ties and lintel steel in the assembly, and freezes inside the wall.
There is also a compounding effect specific to this location: as water works the joint wider, it lets in more water, and the seam that was a quarter inch becomes something you can see daylight through. The masonry either side of the joint starts spalling and losing bond, so what began as a sealant job turns into rebuilding the brick along the full height of the junction.
How It's Actually Repaired
- Determine whether the movement has stabilized. Marks, photographs, and time. This decides everything that follows.
- Identify the water paths — the addition roof-to-wall flashing, kickout flashing, gutters, downspouts, and the grade at the base of the junction.
- Rule structural in or out. Stepped cracking spreading into the field, displaced brick, or openings out of square means a structural engineer looks first. We will say so.
- Correct the water before touching the masonry. A joint that is being fed by a missing kickout flashing will fail again regardless of how well it is sealed.
- Cut out everything previously packed into the joint — old mortar, layered caulk, foam — back to sound substrate on both faces.
- Repair the masonry either side, replacing brick that has spalled or lost bond and repointing joints damaged along the seam.
- Rebuild the junction as a proper sealant joint: backer rod set to the correct depth so the bead has the right width-to-depth ratio and cannot bond to the back of the joint, the right sealant for both substrates and the expected movement, gunned continuously and tooled to full contact.
- Address flashing at the addition's roof-to-wall junction, including a kickout where the roof edge meets the wall.
- Document it so the next owner knows what it is.
Step seven is where most of these repairs are won or lost. A sealant bead with no backer rod bonds to three sides of the joint and tears itself apart on the first real movement cycle. That is why the last person's caulk failed.

The Matching Problem

It usually cannot, entirely. Brick from the original era is often out of production, sizes shifted over the decades, colours and textures changed with manufacturing methods, and — decisively — the original has weathered for fifty or a hundred years and the new material has not.
What good practice does about it:
- Match as closely as available material allows, checked against the actual wall in daylight rather than from a sample board.
- Consider salvage. Reclaimed period brick often matches better than anything current, and on pre-1930 work it is frequently the right answer. Sound brick taken from a hidden elevation to patch a visible one is another honest option.
- Match the mortar colour against cured mortar, not the wet mix, since it lightens considerably as it dries.
- Match the tooled joint profile. Profile is most of what makes new work read as original.
- Treat the junction as a deliberate line rather than pretending it vanishes. A clean, intentional seam looks far better than a failed attempt to blend.
Toothing In — and Why It Isn't Always Right
Masons can tooth new brick into existing work, cutting back the old wall so new courses interlock rather than butting up against a straight seam. Done well it is strong and it hides the junction.
But it does not change the underlying fact: the two structures still sit on different footings. Rigidly tying together two things that move differently does not stop the movement — it just relocates where the wall relieves it, sometimes into the middle of an elevation where it is harder to repair than a clean vertical joint would have been.
On a new addition where the footing has been properly matched and tied, toothing in makes sense. On an old junction between two structures with a documented history of independent movement, a deliberate, well-built movement joint is usually the more durable choice.
Chicagoland Context
This is a very common problem here for reasons that are regional rather than universal.
The housing stock invites additions. Chicago bungalows with rear additions and dormers, two-flats with rear porch enclosures and back-building extensions, workers' cottages that grew in stages, post-war ranches across the southwest and DuPage suburbs with family-room and garage additions from the 1960s through the 1990s.

- Never fill a moving joint with rigid material — mortar, hydraulic cement or expanding foam all guarantee a repeat.
