About This Service

Chimney Repair & Rebuilds in Chicagoland

The chimney is the most exposed masonry on your home. It takes the full force of rain, snow, ice, and wind from above while moisture wicks up from below. Most chimney problems start at the crown — the concrete cap at the very top — and work downward. By the time you see damage at the roofline or inside the fireplace, water has usually been moving through the structure for years.

We handle everything from crown repairs and repointing to full chimney rebuilds from the roofline up. Every chimney repair starts with a full top-to-bottom inspection so we're fixing the actual source of the problem, not just the visible damage.

Warning Signs

Signs You Need Chimney Repair & Rebuilds

1

Cracked or Deteriorated Crown

The chimney crown is the first line of defense against water entry. Cracks in the crown allow water to pool and enter the chimney structure directly. A failed crown usually means water damage has already begun below.

2

Spalled or Missing Chimney Brick

Brick near the top of the chimney is the most exposed on your home. Spalling or missing units at the top are a sign that freeze-thaw cycles have been working on the chimney for years.

3

Failed Chimney Mortar

Mortar joints on a chimney deteriorate faster than anywhere else on the house due to thermal cycling from the flue and direct weather exposure. Open joints at the top of a chimney allow water to run directly down inside the stack.

4

Efflorescence on the Chimney Face

White staining on chimney brick is a reliable indicator that water is moving through the masonry. If you see it on the outside, water has already been moving through the inside.

5

Water in the Firebox

Water dripping into the firebox after rain points to a crown, cap, or flashing failure. Left unaddressed, this causes accelerated deterioration of the firebox and smoke chamber.

Materials We Use

  • Matched brick and Type N/S mortar for above-roofline work
  • Poured or pre-cast concrete crowns
  • New flashing and counter-flashing to seal the roof line
  • Stainless or galvanized chimney caps

What Affects the Price

  • Whether it's tuckpointing/crown work or a full rebuild above the roofline
  • Chimney height and roof access — scaffolding or staging required
  • Extent of spalled brick and crown or flashing damage
  • Matching brick and mortar on older chimneys
  • Severity — a leaning chimney is structural, not cosmetic

Making the Right Call

Chimney repair vs. chimney rebuild

If the structure is sound but the crown, flashing, or mortar has failed, it's a repair. If the brick is spalling, the chimney is leaning, or you can see daylight through it, the section above the roofline usually needs to be rebuilt.

Crown vs. cap vs. flashing

The crown is the concrete top that sheds water; the cap covers the flue opening; the flashing seals where the chimney meets the roof. Leaks are often blamed on one but caused by another — we diagnose which is actually letting water in.

FAQ

Common Questions

Do you do partial rebuilds or only full ones?

Both. If the damage is isolated to the top section of the chimney, we can tear down and rebuild from that point up. If the entire chimney above the roofline is compromised, a full rebuild is more cost-effective than patching sections piecemeal.

How do I know if my chimney needs to be rebuilt vs. just repointed?

Generally: if the mortar joints are the primary issue and the brick units are solid, repointing is the right repair. If bricks are spalling, crumbling, or structurally compromised, a partial or full rebuild is needed. We assess this on every job before giving you a quote.

Can chimney repairs be done from the ground?

No. Safe chimney work requires access to the top of the chimney — either from a roof ladder or scaffolding depending on the pitch and height. We're set up for both.

What causes chimneys to deteriorate so fast?

Chimneys take the worst of everything: direct rain and snow on the crown, freeze-thaw cycles in the mortar, thermal cycling from the flue, and flashing failures at the roof. Most chimneys need some maintenance every 10–15 years.
