Every hardware store sells a bucket that promises to waterproof a basement wall from the inside. On a Chicagoland foundation it usually fails, and it often makes the wall worse. Here is what your basement walls actually are, what parging does, and which interior repairs are genuinely worth doing.

The short answer

Interior waterproofing coatings fail on Chicagoland basement walls because they are on the wrong side of the water.

A bucket of masonry waterproofer applied to the inside face of a foundation wall is doing what the trade calls negative-side waterproofing — trying to hold back water that is pushing toward it, using nothing but the coating's bond to the masonry. Moisture in the surrounding soil is patient and it is under pressure. Sooner or later it wins, the coating blisters and lifts, and the wall underneath is now wetter than it was, because the coating also blocked the one path the wall had to dry out.

First: know what your wall is made of

You cannot sensibly repair a foundation wall until you know what it is. In this region there are five common answers, and they behave very differently.

If you have irregular stone with wide joints, you have a pre-1900 rubble wall and hard mortar will destroy it. If you have rectangular units with hollow cores and a grey-buff color, you have concrete block, and it is the most common thing we repair in the suburbs. If you have brick below grade, it is likely soft and old and needs to be treated as such.

What is actually wrong: deterioration or displacement

This is the fork in the road, and everything downstream depends on it.

Deterioration — the wall is wearing out in place

  • Mortar you can dig out of a joint with a screwdriver or a house key
  • Sand and grit piling on the floor at the base of the wall
  • Spalled, flaking block or brick faces
  • White efflorescence spreading across the wall
  • Parging cracked, hollow when tapped, falling away in sheets
  • The wall is still plumb, straight and true

This is a masonry repair. It is what we do, and it is far more common than the alternative.

Displacement — the wall is moving

  • Bowing or bulging in the middle of the wall
  • A horizontal crack running along one mortar course for much of the wall's length
  • Courses stepped or sheared out of alignment
  • Cracks that measurably widen over months
  • Doors and windows on the floor above going out of square

This needs a structural engineer before it needs a mason. Something is loading that wall — saturated clay soil, frost pressure, a surcharge from a driveway or a vehicle — and repointing it would only erase the evidence you need in order to read it. We will tell you that on site, including when it means we are not the right contractor for the job.

Why the inside is the wrong place to start

Here is the physics, in plain terms.

Soil around a Chicagoland foundation holds water. Our clay soils hold a great deal of it and drain slowly. That water is in contact with the outside face of your wall, and it moves through the masonry by absorption and by pressure.

A coating on the inside face is trying to stop it at the last possible moment, at the point where it is under the most pressure, with the least mechanical support. The coating has to out-muscle water that has an entire wall's worth of surface area pushing behind it. That is why the label instructions are so demanding and why the results are so inconsistent.

Worse, three things happen when it does hold, even temporarily:

  1. The wall stops drying inward. Below-grade masonry cannot dry outward into wet soil, so the interior face is its only drying path. Close it and moisture accumulates inside the wall.
  2. Salts concentrate at the coating line. Water carries dissolved minerals to the barrier and leaves them there. They crystallize, expand, and break the bond and the masonry surface behind it.
  3. Freeze damage moves inward. In the upper portion of the wall that gets cold, saturated masonry with nowhere to dry spalls harder.

So the coating fails, and the wall is worse than when you started.

This is not an argument that interior work is pointless. It is an argument about sequence.

Where the money actually belongs: outside, and it is cheap

Before spending anything on the inside of the wall, walk the outside of the house with a critical eye. This is the highest-return work in all of foundation masonry and most of it is not even masonry.

  • Downspouts. Are they discharging at the foundation? Extended at least several feet away, onto ground that slopes away? A single downspout dumping at a corner can deliver thousands of gallons a year to one spot on your wall.
  • Gutters. Overflowing gutters sheet water down the wall all season.
  • Grade. The ground should fall away from the house for the first several feet. Over decades, mulch, regrading and settlement reverse it.
  • Soil height. Has grade crept up above the base course? On a veneer wall that buries the weep holes; on any wall it puts masonry in permanent contact with wet soil.
  • Window wells. Do they drain, or are they full of leaves and holding water against the wall?
  • Sump discharge. Where does it actually let out? We regularly find it running back toward the foundation it just pumped water away from.
  • Sprinklers. Heads aimed at the house, every morning, for twenty years.

Correcting these costs a fraction of any waterproofing product and does more for the wall than any of them. If a contractor writes you a basement scope without ever walking the exterior, that is worth noticing.

The interior repairs that are genuinely worth doing

Once the exterior water is under control and the wall has been correctly diagnosed as deteriorating rather than moving, real interior masonry work is very much worth it.

Repointing the joints

Same discipline as any repointing job, done on the exposed interior face:

  1. Rake and cut out failed mortar to depth — roughly two and a half times the joint width — not a skim over failed material.
  2. Brush and blow out the joint so there is no dust preventing bond.
  3. Repoint with matched mortarsoft, lime-rich mixes on rubble stone and old soft brick, appropriate modern mixes on block. Never harder than the units.
  4. Pack in lifts and compact each one on a deep joint.
  5. Tool the joint and cure it damp rather than letting it flash-dry.

This restores the wall's integrity and stops the ongoing loss of material onto your floor.

Replacing failed units

Block that has spalled through, brick that has lost its face, clay tile with broken cells — these get cut out and replaced with matched units, with the section shored where it is load-bearing. Patching over a failed unit with mortar is cosmetic and does not restore anything.

Parging — what it is and is not

Parging is a cementitious coat troweled over the wall to give it a continuous, durable surface. On the exposed exterior portion of a foundation it protects the joints and units from direct weather. On the interior it produces a clean, sound, uniform face.

Two honest points about it:

  • Parging is not waterproofing. It is a protective and finishing coat. Anyone selling parge as a moisture barrier is overselling it.
  • Parging only performs if what is under it is sound. Troweling a parge coat over crumbling joints and loose units hides the problem and then falls off in sheets, taking the surface with it, usually within a couple of years. Repoint first, then parge.

Where the old parge is cracked, hollow-sounding and falling away, it should come off, the masonry beneath repaired, and a new coat applied.

The Chicagoland conditions that drive all of this

Clay soil. Heavy clay expands when it takes on water and contracts when it dries. A wet spring after a dry summer is a full pressure cycle against every foundation wall in the region, every single year. It is why drainage matters more here than in a sandy-soil region.

Freeze-thaw. Dozens of crossings of 32°F in a typical winter. The upper portion of a foundation wall and the exposed masonry at grade take that repeatedly, wet.

De-icing salt. Driveways, walks and steps deliver salt to the base of the wall in solution. Salt crystallizing inside masonry pores is a mechanical wrecking process, and it is why the exposed band at grade on a suburban house is so often the worst masonry on the property.

Century-old housing stock. Chicago's bungalows, greystones, two-flats and courtyard buildings sit on foundations built with materials and expectations that assumed regular maintenance and soft, permeable mortar. They are excellent walls. They are unforgiving of hard mortar and impermeable coatings.

Post-war suburban block. The Cook, DuPage and Will County subdivisions built from the late 1940s onward sit on concrete block, and those walls are now old enough that the mortar has genuinely reached the end of its first service life.

An honest word about expectations

A below-grade masonry wall in Chicagoland can be made sound, stable, and dramatically drier. It can be stopped from deteriorating. The active water entry can usually be reduced to very little.

What it generally cannot be made is bone dry and permanently guaranteed, because it is a permeable material in contact with wet clay. Any contractor promising a century-old rubble foundation will be as dry as a poured-concrete basement in a new subdivision is selling you something they cannot deliver.

What is parging?

Is sand on my basement floor a problem?

It means mortar is leaving the wall. The joints are eroding and depositing their sand content on the floor. On a wall that is still plumb and true that is deterioration — a masonry repair. If the wall is also bowing or stepped out of line, that is a structural question first.

How do I know if my basement wall is failing structurally?

Ask whether it is still straight. Bowing or bulging, a horizontal crack running the length of a block wall, courses sheared out of line, cracks that keep widening, or doors upstairs going out of square all indicate movement, and movement needs a structural engineer before a mason.

Can you repoint a foundation wall from inside the basement?

Yes, where the interior face is exposed and accessible, and it is worthwhile on a wall that is sound and reasonably dry. It restores the joints and the wall's integrity. What it does not do on its own is stop water that is being driven through from outside.

What is the white powder on my basement wall?

Efflorescence — mineral salts carried out of the masonry by water moving through it and left behind as it evaporates. It is proof that water is actively moving through the wall, and it will keep returning until the source is corrected. Coating over it traps the salts where they crystallize and break the surface apart.

What should I do before spending anything on the inside?

Walk the outside. Check that downspouts discharge well away from the house, that grade slopes away for the first several feet, that window wells drain, and that soil has not been built up above the base course. Exterior water management is cheaper than almost any interior product and fixes more.

What are old Chicago foundations made of?

It varies by era. Pre-1900 buildings often have rubble limestone with wide lime-mortar joints. Early twentieth century stock is commonly brick or hollow clay tile. Post-war suburban houses are usually concrete block, and later construction is poured concrete. Each behaves differently and needs a different repair.

Can a damp basement wall be fixed permanently?

A wall can be made durable and stop actively deteriorating, and water entry can usually be reduced dramatically by correcting drainage and repairing the masonry. Promising a century-old below-grade wall will be permanently bone dry is not honest, and anyone promising it is selling something.

Who should I call — a mason or a waterproofing company?

It depends on the diagnosis, which is why the diagnosis should come first. Deteriorating masonry on a stable wall is a mason's job. A wall that is moving needs an engineer.
