Ivy, Vines, and Trees: What Plants Actually Do to Chicago Masonry

Ivy on brick is one of the prettiest things in a Chicago neighborhood and one of the most misunderstood. Some of it is nearly harmless on sound masonry. Some of it takes the wall apart joint by joint — and pulling it off wrong does more damage than leaving it up.

Ivy, Vines, and Trees: What Plants Actually Do to Chicago Masonry

An ivy-covered brick wall is one of the best-looking things on a Chicago block. It is also one of the questions we get asked about most, usually in some version of: is this destroying my house, and can I take it off?

The honest answer has more nuance than either camp likes. Ivy is not automatically ruinous, and it is not harmless. What matters is which plant it is, what condition the wall underneath is in, and — above all — how it gets removed. Plenty of the worst masonry damage we see from ivy was done in the twenty minutes somebody spent pulling it off.

The two real mechanisms

Almost everything plants do to masonry comes down to two things.

1. They keep the wall wet

A dense curtain of foliage blocks sun and airflow. A wall behind ivy dries slowly, or in a shaded north elevation, barely at all.

That matters enormously in this climate. Chicagoland cycles through freezing and thawing dozens of times each winter, and freeze-thaw damage is entirely a function of how wet the masonry is when it freezes. Water in a brick or a joint freezes, expands roughly nine percent, and forces the masonry apart. A wall that dries between rains survives that. A wall held permanently damp does not.

This is also why moss, algae, and lichen matter — not because they eat masonry, but because they only grow where the wall stays wet, which makes them a reliable symptom.

2. They get into the joints

This is where the plant species matters.

Self-clinging climbers like English ivy attach with aerial rootlets — small root-like structures that seek out any crack, pore, or open joint and grow into it. On tight, sound mortar joints, they mostly cling to the surface. On the eroded, sandy, open joints typical of older Chicago common brick, they penetrate, and as they thicken they widen the opening. A joint that was slowly weathering now has something actively prying at it.

Adhesive-pad climbers like Boston ivy and Virginia creeper attach with small suction-like pads that stick to the surface rather than growing into it. They are considerably less invasive. They still shade and dampen the wall, and they still leave stubborn residue behind, but they are not working into the joints the same way.

There is a third thing worth naming: ivy hides the wall. Years of not being able to see an elevation means years of not noticing failing joints, spalling faces, a rusting lintel, or a leak. Owners are routinely shocked by what is under the ivy, and the shock is usually about neglect the plant concealed rather than damage the plant caused.

Which plants, and how much to worry

A useful rule: the condition of your joints matters more than the species. Tight, sound mortar gives a rootlet nothing to work with. Sandy, receded joints give it an invitation.

How to remove ivy without wrecking the wall

This is the part that actually decides whether ivy costs you money.

  1. Cut the vines through at the base. Sever every stem near the ground, and cut out a section so they cannot rejoin.
  2. Wait. Leave the plant on the wall until it dies back — usually several weeks, and longer for established growth. Dead rootlets lose their grip; live ones do not.
  3. Remove gently, from the top down. Work the dead material off by hand, easing it away rather than pulling. If a section resists, leave it and come back later rather than forcing it.
  4. Deal with the root system. Cut stumps and dig out roots at the base, or the plant simply grows back.
  5. Brush off the residue. A stiff natural-bristle brush and patience. Remaining rootlet fragments will weather off over time, and that is an acceptable outcome.
  6. Do not pressure wash, and do not sandblast. High pressure strips the fired face off brick and the weathered skin off limestone. Both are permanent and both leave the masonry drinking far more water than before.
  7. Inspect what you uncovered. Then repair it.

What not to do

  • Never rip green ivy off a wall. Live rootlets are gripping the joints and the brick faces, and they come off holding pieces of both.
  • Never pressure wash the residue. See above.
  • Never grind or wire-wheel the brick faces to clean off rootlets.
  • Do not use aggressive chemical strippers on masonry without knowing what they will do to your brick, your mortar, and your stone.

After removal: expect to find work

An elevation that has been under ivy for a decade usually needs some combination of:

  • Tuckpointing where the joints have eroded or been widened
  • Brick repair for spalled and softened faces
  • Limestone and sill repair where stone trim was covered and has sugared or cracked
  • Cleaning with the gentlest method that works
  • Waterproofing with a breathable penetrating repellent, after repairs have cured
  • Sometimes lintel or flashing work that has been quietly failing behind the foliage

That is not a reason to leave the ivy up. It is a reason to budget for the wall the ivy was hiding.

Trees: a different mechanism entirely

People assume tree roots crack foundations by pushing on them. Mostly, they do not — roots follow the path of least resistance and rarely have the force to break sound masonry. What trees actually do in Chicagoland is more indirect and more significant:

They change the soil. Northeastern Illinois sits on expansive clay, which swells when wet and shrinks when dry. A large tree drawing serious volumes of water out of the clay near a foundation makes the soil shrink, and repeated seasonal shrinking and swelling is what moves foundations, opens step cracks, and racks openings out of square. A drought year with a mature tree close to the house is a classic setup for new cracking.

They keep walls in permanent shade. Heavy canopy means north and east elevations that never fully dry. That is where we consistently find the worst joints on otherwise well-maintained houses.

They drop debris. Leaves clog gutters; overflowing gutters dump water down the wall or against the foundation; and water discharging at the base of a wall is the single most common cause of localized masonry failure we see.

Limbs abrade masonry. Branches rubbing a wall or a chimney wear the mortar joints, and the mortar loses.

Roots exploit what is already broken. A root will happily grow into an existing crack in a foundation and widen it, which is different from causing the crack in the first place.

Foundation plantings: the quiet offender

Shrubs and beds planted tight against a brick house do three things, all bad:

  • Hold moisture directly against the lowest, wettest, hardest-working masonry on the building
  • Block sun and airflow so the base of the wall never dries
  • Bury the base course, and with it the weep holes that a brick veneer wall depends on to drain

Combine that with mulch piled up against the brick and a downspout discharging into the same bed, and you have manufactured the exact conditions that spall brick at grade. On plenty of houses, the worst masonry on the entire building is the ten feet behind a row of overgrown yews.

Chicago context: where this bites hardest

The region's older housing stock is the vulnerable case. Bungalows, two-flats, greystones, and workers' cottages were built with soft common brick and lime-rich mortar — masonry that is meant to be a little permeable and a little sacrificial in the joint. That is exactly the substrate self-clinging ivy exploits, and exactly the masonry that suffers most from staying wet through a Cook County winter.

It also cuts the other way: repairing that masonry after ivy removal has to be done with soft, compatible mortar. Repointing a century-old wall with a hard modern high-Portland mix forces stress into the brick faces and spalls them — replacing an ivy problem with a worse one.

The leafy, mature suburbs — Western Springs, La Grange, Hinsdale, Downers Grove, Palos Park — have their own version, and it is mostly the tree story: dense canopy, damp shaded elevations, clay soils, and gutters that fill every autumn.

Maintenance and prevention

  • Keep shrubs and beds a foot or more off the wall, with soil sloping away
  • Keep mulch and soil below the base course and clear of weep holes
  • Keep branches trimmed clear of walls, chimneys, and the roof edge
  • Keep gutters clean and downspouts discharging well away from the foundation
  • If you want a climber, grow it on a freestanding trellis set off the wall
  • If ivy is already up and the wall is sound, keep it trimmed clear of sills, gutters, the roof edge, and the chimney
  • Treat green or black staining as a moisture signal and find out why that section stays wet
  • Have the masonry looked at after any large removal — the wall has been hidden for years

DIY vs. hiring a mason

The removal itself is genuinely a homeowner job on a one-story wall, and the method above is the whole method: cut, wait, ease it off, brush. Patience is the skill.

Where it stops being a homeowner job:

  • Anything above the first floor, or on a chimney — that is ladder and staging work on the most weather-damaged masonry on the building
  • Judging what you uncovered. Sandy joints, drummy brick, a rusting lintel, and cosmetic surface residue all look similar to an untrained eye, and they are not the same problem
  • Repointing the elevation. Cutting joints to sound depth without damaging brick edges, and matching mortar for color, sand, texture, profile, and — on older brick — hardness
  • Cleaning decisions. The wrong cleaning method on soft brick or limestone is permanent, and it is the most common irreversible mistake made on Chicago masonry

If you take the ivy down yourself, that is a good outcome. Get the wall looked at afterward before deciding it is fine.

What drives the cost of post-removal repairs

There is no rate for this, because the plant is not what you are paying to fix — the wall is. What moves an estimate:

  • How much of the elevation needs repointing versus spot work
  • Percentage of brick faces that have spalled or softened and need replacing
  • Stone trim — sills, bands, and caps that were covered and have deteriorated
  • Height and access — a grade-level wall versus an upper story or a chimney needing staging
  • Cleaning method required, and how gentle it has to be
  • Underlying causes found behind the growth — gutters, grade, flashing, lintels
  • Match difficulty for brick and mortar on older masonry
  • Season and curing conditions

Does ivy actually damage brick walls?

It depends on the ivy and on the wall. On sound, hard brick with tight joints, climbing plants do relatively little structural harm, though they keep the wall wet and hide defects. On older soft brick with open or eroding joints, self-clinging ivy works its rootlets into the joints, widens them, and meaningfully accelerates the damage.

What is the difference between English ivy and Boston ivy on masonry?

English ivy is a true self-clinging climber that puts out aerial rootlets which penetrate cracks and joints, and it is the more damaging of the two on older masonry. Boston ivy and Virginia creeper cling with small adhesive pads that stick to the surface rather than working into it, so they are far less invasive though they still leave residue.

How should I remove ivy from a brick wall?

Can I pressure wash ivy residue off brick?

Will my wall need repairs after the ivy comes off?

Frequently, yes. Ivy hides the wall's actual condition for years, so what is revealed underneath is usually a mix of open joints, spalled faces, and rootlet residue. Plan on an inspection after removal, and expect repointing on at least part of the elevation.

Do tree roots damage masonry foundations?

Roots very rarely push through a sound foundation wall, but they do change the soil, and in northeastern Illinois clay that matters. Large trees drawing moisture out of clay soil cause it to shrink, and that seasonal shrinking and swelling is what moves foundations and cracks masonry.

Should shrubs be planted against a brick house?

Not tight against it. Foundation plantings hold moisture against the masonry, block airflow and sunlight so the wall never dries, and bury the base course and weep holes. Keeping a gap of a foot or more, with the soil sloping away, is one of the cheapest things you can do for your masonry.

What causes green or black staining on my brick?

Algae, moss, and lichen, and all three are telling you the same thing — that section of wall stays wet. Shade, overhanging trees, poor airflow, and an overflowing gutter are the usual reasons, and the staining is a symptom of the moisture rather than the problem itself.

Are tree branches touching my chimney a problem?

Yes. Limbs rubbing against a stack abrade mortar joints, and the shade and dropped debris keep the masonry damp and clog the gutters below. Branches should be kept clear of chimneys, walls, and roofs, both for the masonry and for the roof itself.

Is there any way to keep ivy without hurting my masonry?

The safer approach is to grow climbers on a freestanding trellis set off the wall so the plant never touches the masonry, and to keep the species non-self-clinging. If ivy is already on sound, hard brick with tight joints, keeping it trimmed off sills, gutters, the roof edge, and the chimney reduces the risk considerably.
