Ask a homeowner when they last looked at the masonry in their crawl space and you get one of two answers: the home inspection, years ago, or never.
That is entirely understandable. It also means that in a great many Chicagoland houses, the oldest, wettest, and least maintained masonry on the property is the masonry nobody has seen. Why crawl space masonry deteriorates faster
Four conditions stack up down there, and each one alone would be enough.
Chronic humidity. A crawl space over bare earth continuously receives moisture evaporating out of the soil. Unlike a finished basement, nothing is conditioning that air.
Little or no airflow. Even vented crawl spaces move air poorly, and in humid Illinois summers ventilation can import moisture rather than removing it. Masonry that cannot dry stays saturated.
Groundwater contact. These walls sit at or below grade, taking hydrostatic pressure and soil moisture directly.
Nobody is watching. This is the multiplier. On a visible wall, spalling and crumbling joints get noticed within a season or two. In a crawl space the same deterioration runs for ten or fifteen years before anyone with a flashlight takes a serious look.
The result is masonry that has been through thousands of wet-dry and freeze-thaw cycles with no intervention at all.
What we find down there
Efflorescence, often heavy
White or greyish salt bloom across the inside face of the wall. It is evidence of active water movement — water dissolves salts inside the masonry, migrates to the surface, evaporates, and leaves the salts behind. In a crawl space it is frequently extensive, and it frequently keeps returning because nothing has changed the water path.
Mortar you can remove with a finger
Joints that have lost their binder entirely, especially in the lower courses. Sandy, powdery, receded well behind the face of the units.
Spalling and delaminating faces
Brick faces popping off, or in older stone foundations, the stone surface sugaring and shedding. Concentrated where moisture is worst.
Standing water, or the marks it left
Tide lines, silt deposits, and staining that show how high water has stood even when it is dry on the day of inspection.
Deteriorated brick piers
Masonry columns supporting beams and joists above. They fail from the bottom up, where moisture collects, and a pier losing mortar at its base is carrying load on less and less material.
Rubble stone walls with washed-out joints
Common on older Chicago-area housing. The stone itself is usually fine; what has gone is the mortar between it.
Rusting steel and deteriorated wood at the sill
Not masonry, but discovered in the same visit and frequently more urgent than the masonry is.
The sump pit: helping and hurting at once
A sump pump is doing exactly what it should — collecting groundwater and moving it out. Two things around it commonly work against the masonry.
The discharge is too close to the house. Water released a few feet from the foundation soaks back into the soil beside the wall, works its way to the drain tile, and gets pumped again. The pump runs constantly, the masonry stays saturated, and the electricity bill is the least of it. Carrying that discharge well clear of the backfill zone is often the highest-value change available.
The pit itself is masonry, and it is the wettest masonry in the building. Deteriorated pit walls are common and largely invisible unless somebody looks in with a light.
Worth adding: a sump that suddenly starts running far more than it used to is information. Something changed — a grade, a downspout, a neighbour's drainage, a failed tile — and that change is probably also affecting your masonry.
Fix the water first — the order matters
Repointing a crawl space wall while water is still pouring in is money spent twice, and mortar cannot cure properly in a saturated space anyway.
- Find the water. Exterior grade, downspout discharge, sump discharge location, window wells, drain tile, and any plumbing leak.
- Correct the exterior sources. Downspouts extended well clear, grade falling away from the house, beds and mulch kept below the base course. These are cheap and they do more than anything else — the same argument we make in downspouts, grading, and masonry damage.
- Move the sump discharge well away from the foundation.
- Address standing water and whatever is admitting it.
- Let the space dry. Mortar needs reasonable conditions to cure.
- Then repair the masonry.
- Consider the moisture strategy — vapour barrier, ventilation, or encapsulation — as a separate decision made with the building's specifics in mind.
How the masonry repair is done
Cut out to sound material. Deteriorated mortar ground or raked out to where the mortar is genuinely solid, which in a long-neglected crawl space is frequently deeper than expected.
Repoint in matched mortar — and the hardness rule governs. The mortar must be softer than the units it holds. On Chicago's soft common brick and on rubble stone foundations, that means a lime-rich, low-Portland mix. A hard modern mortar on soft historic masonry makes the units the sacrificial element, and the damage that follows cannot be undone.
Rebuild what is past repointing. Sections that have lost their bond, or units spalled through, get replaced with matched brick or stone.
Repair or rebuild piers properly. Where a pier is carrying load, that work is shored and sequenced carefully — and where a pier has moved rather than merely deteriorated, it is a structural question first.
Parge where appropriate. A parge coat over sound, repaired masonry gives a uniform protective surface on block and rough stone walls. Over failing masonry it simply hides the problem for a couple of years.
What your foundation is made of changes the repair
Chicagoland crawl spaces contain at least four different foundation materials, and they do not take the same treatment.
Rubble or dressed stone. Very common on pre-1900 housing. The stone itself is typically durable; the mortar between it is what washes out. These walls need lime-rich, soft mortar without exception — a hard Portland mix on a stone foundation drives every bit of movement and freeze-thaw into the stone faces, and sugared stone does not grow back.
Soft common brick. The salmon-coloured Chicago brick behind and beneath enormous amounts of the region's housing. Absorbent, comparatively soft, and utterly unforgiving of a mortar harder than itself.
Concrete block (CMU). Mid-century onward. Hollow, larger units, and it fails differently — cracking at the mortar joints, moisture wicking through the block itself, and deterioration concentrated in the lowest courses. Block usually takes a somewhat stronger mortar than soft brick, but the units still set the ceiling.
Poured concrete. Later construction, and not masonry repair in the same sense — cracks in poured walls are a different assessment and frequently a structural rather than a pointing question.
A great many houses contain two or three of these at once, because additions, porch enclosures, and rebuilt sections were done in whatever era they were done. That is exactly why one mortar specification across a whole crawl space is usually wrong somewhere, and why we specify by wall rather than by building.
A note on encapsulation and sealing
Crawl space encapsulation has become a common recommendation, and the masonry question inside it gets overlooked.
The principle to hold onto: masonry has to be able to dry somewhere. Wrapping a chronically saturated foundation wall in an impermeable membrane without first correcting the water source does not stop the water — it relocates where the moisture accumulates, and trapped moisture in freeze-thaw conditions is what spalls masonry from behind.
That is not an argument against encapsulation. It is an argument for sequence: correct the water, repair the masonry, then decide the moisture strategy with a contractor who is looking at the whole assembly rather than one product. The same reasoning applies to any surface sealer — breathable penetrating products only, and never over masonry that has not been repaired.
Deterioration vs. movement — the line that decides who you call

Crumbling is ours. Movement needs a structural engineer's assessment before any masonry work, and we would rather say so than repoint a wall that is still going somewhere.
Chicagoland context
The region's housing makes this a recurring problem rather than an occasional one.
Age. Chicago's bungalows, two-flats, three-flats, workers' cottages and early suburban housing are old enough that crawl space mortar has had a full century of moisture exposure.
Soft historic materials. Soft common brick, lime-rich original mortar, and rubble stone foundations — all of which perform well when maintained and poorly when saturated and then repaired with the wrong mix.
Expansive clay soil. Northeastern Illinois clay swells and shrinks with moisture, which loads foundation walls seasonally and is why persistent saturation beside a crawl space wall matters beyond the masonry.
Freeze-thaw. Crawl spaces are not heated. Masonry down there goes through the same dozens of annual freeze-thaw cycles the exterior does, while wetter — the worst combination available.
Buying or selling a house? Look specifically
Crawl space masonry is the single most commonly glossed-over element in a residential inspection, because inspecting it properly means physically getting in there.
If you are buying, ask for the foundation walls and any piers to be examined directly, not photographed from the access hatch. A picture taken from the opening tells you nothing about the far corners, which is exactly where water collects and where the worst deterioration lives.
If you are selling, knowing the condition in advance is better than discovering it during a negotiation.
DIY vs. hiring a mason
Homeowners can and should do the looking — get down there once a year with a good light and take dated photographs from the same positions. That record is genuinely valuable.
Homeowners can also do most of the water work: extend the downspouts, fix the grade, move the sump discharge, keep beds off the wall.
What needs a mason:
- Judging cut-out depth on joints that have deteriorated unevenly
- Specifying mortar hardness for soft brick or rubble stone — the mistake that cannot be reversed
- Anything involving a pier, because it is carrying load
- Telling deterioration from movement, which decides whether the next call is to an engineer
What drives the cost
- Linear footage and height of deteriorated wall
- Access and working room — crawl space work is slower than basement work for the same square footage
- Depth of deterioration — surface joints versus rebuilding sections
- Material — brick, block, or rubble stone, and match difficulty
- Pier repair or rebuilding, and any shoring required
- Parging over repaired areas
- Water corrections folded into the scope
- Whether an engineer is needed first
- Season and drying conditions
