This is the single most common and most irreversible error made on Chicago's historic housing stock — and it is almost never made maliciously. It is made by well-meaning contractors reaching for the same bag of mortar they use on every job.
The building science: why mortar is meant to be sacrificial
A brick wall is not a rigid, sealed object. It moves, and it gets wet.
It moves because brick and mortar expand and contract with temperature and moisture. It gets wet because rain drives against it, and because water vapor passes through it from both sides. A masonry wall has to accommodate both — and in a traditional wall, the mortar joint is the component that does the accommodating.
Three properties make that work:
- Permeability. Soft, lime-rich mortar is far more vapor-permeable than brick. Moisture that gets into the wall preferentially travels to the joints and evaporates out of them. The joint is the wall's exhaust path.
- Compressive strength. Lime mortar is weak by design. When the wall moves, the joint yields — it micro-cracks, and because lime mortar has some capacity for autogenous healing, fine cracks can re-knit over time. The stress dissipates in the mortar.
- Sacrificiality. Because the mortar is softer than the brick, deterioration concentrates in the mortar. Joints erode. That is normal. Erosion in the joint is a maintenance item — a repointing cycle — not a failure.
Now reverse it. Put a mortar in the joint that is harder and less permeable than the brick. The wall still moves. It still gets wet. But now the joint is the strongest, tightest thing in the assembly. The moisture cannot escape through the joint, and the movement cannot be absorbed by the joint. Both get forced into the only remaining path: the face of the brick.
The result is spalling — the brick face flaking, blistering, and popping off — and it is permanent. You can replace a mortar joint a hundred times. You get one brick.

Most homeowners have never been told that their old brick wall and their neighbor's new one are fundamentally different assemblies. They fail differently, and they are repaired differently.

What a hard repointing job actually does to a historic wall
The damage has a signature, and once you know it you can spot it from across the street:
- Spalling concentrated right along the new joints. The brick faces immediately adjacent to the fresh mortar are the ones popping. That is not coincidence — that is the stress and moisture being forced out of the joint into the brick.
- Delamination. The brick face separates in sheets rather than crumbling, as trapped moisture freezes behind the fire skin and lifts it off.
- Blown corners and arrises. The most exposed brick edges go first.
- Accelerating loss. Once the fire skin is gone, the exposed interior of the brick is far more absorbent, so it takes on more water, so it spalls faster. The wall gets worse on a curve, not a line.
And here is the hard truth about fixing it: you often cannot simply take the bad mortar back out. Grinding hard Portland mortar out of soft brick means running abrasive tools right against the material you are trying to save, and the joint edges are exactly where the brick is already weakest. Sometimes removal is right. Sometimes it does more damage than it prevents. That call has to be made honestly, at the wall, on the specific brick — anyone who answers it over the phone is guessing.
Doing historic masonry restoration correctly
- Assess and test first. Identify the brick, the elevation-by-elevation variation, and the original mortar — its color, its sand, its aggregate, and its softness. On significant work this includes mortar analysis. The goal is to match the original, not to impose a modern standard on it.
- Cut the joints, don't attack them. Joints are raked to a proper depth — roughly twice the joint width — so the new mortar has something to key into. On soft brick with irregular historic joints, aggressive power grinding is a genuine hazard: it widens joints, nicks the brick arrises, and leaves saw overcuts that never disappear. Much of this work belongs to hand chisels and careful, selective tool use.
- Match color, sand, aggregate, and profile. Sand is what gives mortar most of its color and texture, so matching the sand matters as much as matching the binder. The joint profile — the tooled shape of the finished joint — must match the original too, or the wall reads as patched no matter how good the color is.
- Repoint in lifts. Fill the joint in thin layers, letting each layer set to thumbprint-hardness before the next. Packing a deep joint in one shot leaves voids, and voids hold water.
- Tool the joint at the right moment. Too early and it smears; too late and it won't compact. Compaction is what makes the joint weathertight.
- Cure slowly and damp. This is where lime work is most often ruined. Lime mortar cures by carbonation, and it needs time and moisture — it must be protected from hot sun, drying wind, and freezing, and kept damp while it sets. Mortar that is allowed to flash-dry in July sun will be chalky and weak no matter how well it was mixed.
- Clean with the gentlest effective method. Start soft. Escalate only if you must, and only after testing on an inconspicuous area.
What not to do — ever — on a century-old brick home
- Sandblasting. It removes the fire skin and turns weather-resistant brick into a sponge. There is no version of this that is acceptable on historic masonry.
- High-pressure power washing. Same mechanism, slower. It erodes soft mortar and blasts the brick surface.
- Harsh acid cleaning. Aggressive acids attack the mortar and can burn, stain, and etch historic brick and limestone.
- Film-forming sealers and "waterproof" coatings. These are the most seductive mistake, because they seem protective. On a solid mass wall that dries by breathing, a non-breathable coating traps moisture inside the brick — where it freezes, expands, and spalls. Fix the water sources first; the coating is not the fix.
- Caulk-over and skim repointing. Smearing new mortar across the face of old, failed joints without cutting them out. It looks fine for one season and then sheets off, having done nothing but hide the problem.

Maintenance and prevention: water management comes first
Almost every masonry problem is a water problem wearing a costume. Before anyone talks about mortar or sealers:
- Gutters and downspouts. Clogged or disconnected, they dump water directly down a wall. This is the single most common accelerant we find.
- Grading. Soil should slope away from the building, not pond against it.
- Flashing, coping, and chimney crowns. These are the wall's hat. If water is entering at the top, nothing you do to the joints below will hold.
- Sills and limestone trim. Sills are supposed to throw water clear of the wall. A deteriorated or improperly pitched sill quietly soaks the masonry beneath it for years.
