Before we price anything, we walk the whole house — all four elevations, the chimney, the openings, the grade. We are looking for:

• Mortar joints that are receding, sandy, cracked, or missing
• Brick faces spalling, flaking, cracked, loose, or drummy
• Chimney condition: crown, cap, flashing, joints, and the stack above the roofline, which weathers hardest
• Lintels — horizontal cracking and lifted brick above windows, doors, and garage openings
• Limestone and cast-stone sills and bands — cracks, open joints, lost wash and drip edge
• Sealant joints at windows, doors, and dissimilar materials
• Weep holes — blocked, caulked, or buried
• Water management — grade, gutters, downspouts, splash zones

Neither can be undone.

The subdivision stock — the 1990s through 2010s homes spreading south and west of town, along the Old Plank Road Trail corridor and out toward Prairie Park — is brick and stone veneer on a drainage cavity. It fails differently: not from the brick wearing out, but at the details. Sealant joints go brittle and pull away. Sills and head flashing were installed short or tight. Weep holes get mortared, caulked, or buried under mulch. Exposed west elevations on open Will County lots take driving rain with nothing to break it up. Twenty to thirty winters is plenty to find all of it.

Same town, two very different restoration approaches. Applying the wrong one does real damage — which is why the survey comes first.

The restoration work itself

1. Fix the causes first. Water paths, drainage, flashing, blocked weeps.
2. Repoint what has failed. Joints ground out to sound depth and repointed in mortar matched for color, sand, texture, profile, and hardness — never a mix harder than the brick.
3. Replace failed brick and stone. Matched or reclaimed units, dry-laid against the wall for your approval before anything is set.
4. Restore the chimney. Crown, cap, flashing, and stack — it is the most weather-exposed masonry on any house and the most commonly deferred.
5. Handle lintels and sills. Rusted steel replaced and flashed; sills repaired with the wash and drip edge restored so they shed water instead of feeding it into the wall.
6. Renew sealant joints with the correct sealant for each substrate, using backer rod and proper bead geometry.
7. Clean appropriately — the gentlest method that works, never blasting.
8. Seal last with a breathable penetrating repellent, once mortar has cured.
