What to Expect in the First Five Years After Masonry Repair
New mortar changes colour for months. Efflorescence often blooms right after repointing. Neither means the job was botched — but some things genuinely do. Here's how to tell normal settling-in from a repair that's failing.

The crew leaves, the staging comes down, and you're looking at a wall that doesn't quite match yet. A month later there's white powder on the brick. Six months on, the mortar is a different colour than it was on day one.
Most of that is normal, and almost nobody explains it in advance. Some of it genuinely isn't. Paul Lally's Masonry has been repointing Chicagoland brick since 1988, and this is the settling-in guide we'd want every homeowner to have.
The first week
Fresh mortar looks bright. Sometimes startlingly so against a century-old wall. This is the single most common source of day-one alarm, and it's simply what curing mortar looks like.
Keep it protected. New mortar needs shielding from freezing, driving rain, and baking sun for the first few days while it gains initial strength. If your mason covered the work or asked you not to run sprinklers against the wall, that's why.
Don't pressure wash anything. Not the new work, not the wall around it.
Some dust and residue is normal and gets cleaned down as the job finishes.
The first month
Mortar continues gaining strength. It sets within hours but keeps hardening for weeks — the chemical reaction doesn't stop when the crew does.
Colour begins shifting. Mortar cures lighter than its final tone and darkens gradually as it carbonates and picks up weathering.
Efflorescence may bloom. White, chalky deposits appearing on the brick shortly after repointing are common and usually not a warning. Curing mortar carries its own moisture, and that moisture brings mineral salts to the surface as it leaves.
This one causes more unnecessary worry than anything else on the list. Post-repair efflorescence typically fades over the first year. What matters is whether it's still appearing in year three — that means water is still moving through the wall. See stains on brick.
Fine shrinkage cracking within a joint can appear as mortar cures. Very fine, confined to individual joints, not widening — normal.
Months two through twelve
The colour closes. This is the year the match either resolves or doesn't. A properly matched joint reads noticeably fresher through the first season and then settles toward the surrounding wall.
Judging a mortar match on completion day is judging it far too early — a point worth making to yourself before you get upset about it.
Replacement brick begins blending. A matched unit reads as part of the wall from the start; the remaining difference is weathering, and that closes over the first few years.
Efflorescence should diminish.

Years two through five
By now the work should be indistinguishable from a maintained wall.
What good looks like:
- Joints hard and sound — a key skids across them
- Colour blended into the surrounding wall
- No mortar debris accumulating at the base
- The repaired area drying at the same rate as the wall around it
- No new spalling anywhere near the repair
- Efflorescence gone, or clearly diminishing
What is not normal — the failure signs
Here's the part that matters. These are not settling-in behaviours.
Mortar crumbling or falling out
Within two or three years, new mortar should not be coming out. If it is, the joints almost certainly weren't cut to depth. New mortar needs roughly two to two and a half times the joint width to key into; a shallow fill has nothing to grip.
Mortar sheeting off in flakes
The signature of skim pointing — fresh mortar smeared over the face of old failing joints without cutting them out. It photographs beautifully on completion day and lets go within a couple of seasons, while the original joint has been admitting water the whole time.
Brick spalling at the joint edges
The most serious sign on this list, and the one that isn't reversible.
If brick faces begin flaking specifically along the mortar lines after a repointing, the mortar used was harder than the brick. The joint has stopped absorbing movement, so the brick is doing it instead — and losing.

Mortar riding onto the brick faces
Visible on day one if you know to look. Mortar smeared across the brick rather than recessed in the joint means the work was skimmed, not cut.
A joint profile that doesn't match
Your eye reads the continuous shadow line of the joints across an elevation. A repair tooled to a different profile — concave where the wall is weathered, or flush where it's raked — breaks that line and stays visible permanently. See why your brick repair doesn't match.
The leak came back
If the repair was meant to stop water and hasn't, either the diagnosis was wrong or the actual source was somewhere else — commonly a chimney crown, a parapet, a lintel, or flashing above where the work was done.

Your first-spring walkaround
The freeze-thaw season is the real test. After the first winter, walk the repaired elevations and look for:
- Mortar debris at the base of the wall or in the gutters
- Any joint that has crumbled, opened, or lost material
- New spalling, especially along the joint lines
- Whether the repaired area dries at the same rate as the wall around it
- Efflorescence — diminishing or persisting?
- The chimney and any parapet, if they were in scope
Photograph anything you're unsure about, with the date. Change over seasons is far more informative than any single look.
Chicagoland specifics
Two regional realities shape the settling-in period.
Freeze-thaw is the stress test. Repeated hard cycles, sometimes several in a week. A repair that's going to fail from insufficient joint depth will generally show it after one or two winters — not five. Which is genuinely useful: you learn early.
Soft old brick raises the stakes on mortar hardness. On the bungalow belt, greystones, and two-flats, the wrong mix does permanent damage rather than merely underperforming. Keeping a good repair good
Correct work still needs the water managed around it:
- Clear gutters, downspouts discharging well away from the foundation
- Grade sloping away; no soil or mulch built against the brick
- No snow piled against walls
- De-icing salt kept off the masonry where you can
- The chimney crown and cap and any parapet coping kept sound — the top of the wall is where water gets in
