Every masonry building with a flat roof has one wall that will fail before all the others, and it's the one nobody looks at: the parapet — the band of brick that carries on above the roofline. The parapet has none of that. It's exposed on the street face, exposed on the roof face, and exposed across the top. It wets from three directions, holds water in the middle, freezes all the way through instead of just at the surface, and has no warm side to dry toward.

Run that through thirty or eighty Chicago-area winters and the arithmetic is brutal: parapets deteriorate at multiples of the rate of the wall beneath them. A building whose main elevation still has decent joints can have a parapet that's essentially spent. It's not a defect — it's exposure.

The two details that actually decide a parapet's lifespan

Most parapet work gets sold as tuckpointing. Tuckpointing is part of it, but it isn't what determines whether you're doing this again in six years. Two details do:

1. The coping — the wall's roof

Coping is the cap across the top: limestone, precast concrete, clay tile, or sheet metal. Its entire job is to shed water off the top of the wall before the wall can absorb it. It fails in predictable ways:

  • Open or missing joints between coping units — a direct funnel into the core of the wall.
  • Cracked units — often from the coping's own freeze-thaw cycling, or from settlement below.
  • Lost slope — coping should shed water to one side, and many older units were set flat or have been re-bedded flat.
  • No drip edge — without a drip, water clings to the underside and runs back onto the brick face, which is why you see the dark staining streaks below coping on so many older blocks.
  • Loose units — the mortar bed under the coping has gone, and the stone is now sitting there by weight alone. At height. Over a sidewalk.
