What tuckpointing does — and why the mortar goes first

Brick doesn't hold a wall together; mortar does. Mortar is the sacrificial layer, designed to weather and wear before the masonry units do. That is the system working as intended — right up until the joints erode far enough that water starts running into the wall instead of off it.

Tuckpointing (repointing) renews those joints: grind the failed mortar out to a proper depth, pack in fresh mortar matched to the original, tool it to the same profile, clean the face. Done properly, the repair disappears into the wall and lasts decades. Done as a smear over failed joints, it lasts a season.

Tuckpointing La Grange homes: where the joints fail first

La Grange's older residential stock — the pre-war and turn-of-the-century houses near the historic district — fails in a predictable order, and it is rarely the front elevation people worry about.

• Chimneys. Exposed on four sides, above the roofline, with no shelter. They take the worst of it and go first, nearly every time.
• Porch piers and knee walls. Low, splashed by rain, buried in snow all winter, and often built with softer common brick. Joints here rot from the bottom up.
• Common-brick side walls. The street-facing elevation frequently got the good hard-fired brick; the side and rear walls got softer common brick that absorbs more water.
• Water tables and limestone sills. Where masonry changes material or steps out, water gets a place to sit. Open joints at a sill let water in behind the wall, and it shows up as a stain on the plaster inside long before anyone looks at the sill.

The freeze-thaw problem

Water gets into an open joint, freezes, expands, and pries the wall apart a fraction of an inch at a time. Repeat that through enough Chicago winters and the brick faces themselves begin to flake off — spalling — at which point tuckpointing alone is no longer the fix and damaged units have to be replaced.

Tuckpointing La Grange storefronts and mixed-use buildings

This is the half most masonry pages ignore. La Grange's commercial corridor is full of older brick and masonry buildings — many of them party-wall construction, shops below and apartments or offices above — and they do not fail the way a house does.

The trouble starts at the top. A single-family home has a roof overhang and shelter. Two other pressure points on these buildings:

• Lintels over storefront openings. Big shop windows and door openings are carried on steel lintels. When water reaches the steel through failed joints, it rusts, and rusting steel expands — jacking the brick above it up and cracking it. That is lintel repair and replacement territory, and it is worth catching early.
• Party walls and shared masonry. Joint failure on a shared wall isn't only your problem; water traveling through it becomes the neighbor's problem too. It is worth being the owner who addresses it first.
