Masonry deterioration is not linear. That's the whole mechanism.

Every bit of material that fails exposes more absorbent surface to the same water.

  • A brick with its fired face intact resists absorption. A spalled brick drinks.
  • Sound parging protects the block behind it. Failed parging becomes a reservoir pressed against the wall.

So each winter starts with more water in the wall than the last one did, and does correspondingly more damage. The curve steepens.

The timeline

Rough, because buildings vary — but the sequence is consistent.

Year 0–2: joints failing, brick intact

Mortar receding, going sandy, diggable with a key. Maybe efflorescence. Nothing visibly alarming.

Repair status: repointing. The cheapest this problem will ever be.

Year 2–5: the first spalling

Water is now entering freely through the joints, saturating brick, freezing, and pushing fired faces off. First flakes appear — usually north and west elevations, the bottom three courses, under sills, and at chimney shoulders.

Repair status: repointing plus brick replacement. You've added a second trade rhythm to the job, and the spalled faces are gone permanently.

Year 5–10: it spreads, and steel gets involved

Spalling extends into neighbouring units. Water reaching steel lintels starts them corroding — and rust occupies several times the volume of the steel it came from, so it expands and lifts the brick above openings. Horizontal cracks appear above windows and garage doors.

Year 10+: it stops being a repair

Where the money actually goes

The masonry invoice is frequently not the expensive part of deferral. This surprises people.

Interior damage. Water that's been running down inside a wall for five years has been wetting framing, insulation, plaster, and finishes the whole time. On a tenanted building, add unit downtime and turnover.

Scope escalation. Repointing a wall → repointing plus replacing forty bricks → rebuilding a section. Each step is a multiple, not an increment.

The three that escalate fastest

Not everything deteriorates at the same rate. If you're triaging, these are the ones where waiting genuinely costs:

A rusting lintel

Compounds in two directions simultaneously — the steel loses structural section while expanding. That's the worst combination available in a load-bearing element.

Replacing steel with a few courses above is routine. Wait and the brick above loses bearing, more units crack, and the opening goes out of square.

Open parapet coping

On a flat-roofed building, this is one detail soaking an entire wall from the top down. And because it's above the roofline, nobody sees it — so the first symptom is usually a tenant's ceiling stain, by which point the water has been inside the wall for years.

A cracked chimney crown or uncapped flue

Same logic on a smaller structure: water entering the top of the most exposed masonry on the building, in a chimney that may no longer get warm enough to dry out.

What genuinely can wait

Where it stops being about money

Three regional factors make the curve steeper here than in most of the country.

Freeze-thaw intensity. Repeated hard cycles — sometimes several in a single week — each one expanding absorbed water roughly nine percent. A wall gets tested dozens of times a winter, not once.

Soft, absorbent historic brick. The bungalow belt, greystones, two-flats, and storefronts were built from lower-fired local brick and lime mortar. Durable when maintained; genuinely fast to deteriorate once water is getting in.

De-icing salt. Municipal salting plus every driveway and walk. Salt crystallizes and expands inside porous masonry whenever it dries, not only when it freezes — so grade-level masonry deteriorates year-round.

What to do if the work has to wait

Manage the water. It costs nothing and genuinely slows the curve:

  • Clear the gutters and extend downspouts well away from the foundation
  • Keep grade sloping away; no soil or mulch built against the brick
  • Stop piling shovelled snow against walls, steps, and the garage
  • Keep de-icing salt off the masonry where you can — sand for traction, and sweep up residue
  • Cap any open flue — cheap, and it stops rain going straight down the chimney
  • Cut vegetation back so walls can dry
  • Don't seal anything
  • Photograph the worst areas with dates, so you can see whether it's moving
