Then Chicago winter arrives, that trapped water freezes, and the damage compounds. What was a sealant job becomes a sealant job plus spalled brick, plus a rusted lintel, plus interior repairs. - Cut out the old material completely. Old sealant and old backer rod come out. New sealant does not bond to old sealant — there is no version of this where you skip that step.
- Prepare the joint faces. Cleaned back to sound, dry substrate. Dust, old residue, and moisture are the three things that guarantee a bond failure.
- Size the joint. A sealant bead needs the right width-to-depth ratio to stretch properly. Too deep a bead is as bad as too thin a one.
- Install backer rod to set that depth and prevent three-sided adhesion.
- Prime where the substrate calls for it — some stone and some metals need it to hold a bond.
- Gun the sealant in a continuous bead, full contact to both faces.
